This urban scheme fills the site of an old derelict pub. The high spec block is the final in a larger development for London & Quadrant, a large social landlord, and is the only for private sale. The new residential utilises the extent of the tight plot providing 9 contemporary residential units: One 6 storey 4-bed house, three 1-bed flats, three 2-bed flats and two 3-bed flats. The detailed design was developed using 3D BIM Software. Site Analysis, Opportunities & Constraints Prominent corner site, lightly constrained presents the opportunity to regenerate an important element of urban fabric – the site is located in a key position on a corner site at a junction between the canal, canal bridge, Dunstan Road and Haggerston Road and act as the southern cornerstone for the wider Haggerston Estate regeneration. Views from the site, and the relationship with the adjacent canal played a strong role in creating a sense of place. The treatment of the threshold between the road and block create both privacy to the flats and connection. Owing to the limited opportunity for amenity space at ground floor level the site makes use of balconies and roof terraces to offer outdoor space which creates visual connection to the canal and surroundings. The tight nature of the site bounded by neighbouring properties in two sides, which were overcome by working closely with the contractor to produce details which were both aesthetically pleasing & practical to build.
