New Build, Within a Conservation Area, Listed Building - Grade II*
The Kings Cross Centre site abuts a grade II * listed ancient cemetery and sits within a sensitive residential conservation area, so one of the main challenges was to respond sensitively to the urban grain of a constrained site, in this central London location. The new college facility rises to five storeys, stepping down across the site to four storeys to address the lower residential development of Grayland Court. This creates a hierarchy and importance to the main entrance, which is further articulated by high quality glazing to the full height atrium spaces and the feature copper cladding to the projecting accommodation on the northern block. The new college facility is formed in three distinct blocks of accommodation with two atrium spaces between. The ground floor is largely open-plan flowing into the atrium spaces between the blocks of accommodation above. This provides highly visible and easily accessible learning and social spaces. The accommodation on the upper floors are linked via corridors which form bridges spanning the atrium spaces.
