The delivery of new headquarters for contractor client Fitzpatrick, on a brownfield site adjacent to their existing offices, follows the reworking of an existing planning consent to provide improved efficiency in the layout and a building that reflects the client?s approach to environmental responsibility. The design is further enhanced by meeting the precise needs of the organisation after re-examining and re-developing the brief in collaboration with the client. The building manages to provide the required space without exceeding the height and footprint restrictions of the previous planning application, incorporating a basement for key services and facilities on site, and to accommodate any future expansion. The building has achieved a BREEAM Excellent rating through the application of a range of techniques and technologies including: -Closed loop Ground Source Heating and cooling -Rainwater harvesting and attenuation -Solar thermal water heating and photovoltaic panels -Highly insulated and airtight external building envelope -Ground source fresh air intake to conditioning plant -Extensive green roof -External brise soleil to control solar gain -Shallow floorplate optimises natural daylight -Intelligent power-save circuits linked to central BMS -EPC A rating -26% recycled content
