An inner city office for a developer client, follows the review of an existing planning consented scheme with the aim to deliver a more efficient floorspace at each level. This is achieved, within the constraints of the same external envelope, by removing a stair and lift to provide a new single circulation core, as well as introducing compact `Super-loos'. The new eight storey building is built on the site of two 1980's office buildings, and incorporates an external fa?ade which responds to the adjoining Grade II listed Baltic Exchange. The contemporary high specification office achieves a BREEAM very good rating even within the constraints of the planning approved building envelope materials of limestone and bronze. Sustainability targets are achieved through the following: -Active chilled beam conditioning -Single stair case fire strategy -Optimised core design -Improved daylight to floor plates -Low water use fittings -Thermal zoning -Daylight and motion detectors
