A vision for the transformation of 140 acres (14%) of Manchester city centre and Piccadilly Station, triggered by the advent of HS2. This commission for Manchester City Council (MCC) and Transport for Greater Manchester (TfGM) captures the regenerative potential of the HS2 rail link’s arrival and envisages a major transport hub at its heart, befitting Manchester’s status as a world-class city. Themes driving the proposals include place-making, connectivity and maximising the regeneration benefit of a ‘once-in-a-century’ opportunity. A major new thoroughfare linking three new public spaces establishes a highly distinctive location and forms a threshold for the station and new city districts. A grid of streets and squares extends the grain of the city centre and contains over 14 million sq ft of mixed-use space in a range of ‘neighbourhoods of choice’. The Mayfield Strategic Regeneration Framework (SRF) (also by Bennetts Associates) now forms part of this wider study. The station proposals envisage a world-class facility in terms of urban design aspiration and intermodal connectivity. The ‘single-station solution’ integrates HS2, existing rail services, Network Rail’s Northern Hub scheme, expansion of Metrolink trams, a new coach station and rationalisation of buses/taxis/cycles. The scheme has been used by MCC/TfGM in negotiations with HS2. Following public consultation, the SRF was recently approved by MCC’s Executive and has formed the cornerstone of Manchester’s formal response to HS2.
