The retrofit of Victory House delivered a building with far greater impact than initially envisioned on paper. It is a mixed-use building comprising one floor of retail, four floors of office space and two floors of apartments. Taking the building back to its structural frame greatly improved floor to ceiling heights while the raw concrete of the building structure gave a more industrial character to its spaces. This character was enhanced by an exposed, vigorously controlled services installation. Most dramatic is the transformation of the building exterior. Heavy framed singled glazed windows were replaced with high performance double glazed units incorporating fully glazed frameless corners. The final piece of this facelift was to paint the buildings brickwork black, delivering a cool, elegant intervention at minimal cost. Victory House represents a retrofit that succeeds through an honest, holistic expression of structure and servicing, together with a dramatic, cost effective re-brand of its exterior giving new life to the building and the area around it.
