The site for 71 dwellings lies on the Eastern outskirts of the City of Bath alongside the A46 Swainswick bypass. The land rises steeply from south to north with fine views across the Avon Valley. Access will be from a tree lined avenue through the grounds of Bailbrook House from the old A4 London Road East. Outline planning permission was won at appeal following five years of design development and negotiation which included a study of access of Bath with similar topographical and physical constraints to this site. This approach contributed to the final design of both dwellings and layout. The 71 units will be built using a variety of traditional facing materials including natural ashlar and rubble stone and coloured renders. Arranged in terraced form both crossing and running with the contours, the development will be an important landmark below the Victorian terrace of cottages on Bailbrook Lane to the north with the dramatic backdrop of Solsbury Hill behind.
