This project consisted of demolition to an existing building within a prominent corner position on Gloddaeth Street which is sat within the Llandudno Conservation area. Formerly a commercial building, it was proven that the property was not viable for commercial use, and could not rationally be utilised for residential conversion. The loss of the building within the street scene was therefore agreed and we worked closely with the Local Authority to review and consider design principles such as appearance and scale within the setting. It was agreed that a contemporary design based upon a traditional form would be best suited for the location and following the initial consultation the design proposal efficiently progressed through the planning process. With the use of a zinc mansard roof we achieved a total number of 16 apartments which have been designed to DQR standards to supply much needed affordable housing within the area. The project was also technically difficult and came across complications when considering initial concepts with the Client. The location is subject to tidal flooding and therefore floor levels had to be lifted to allow for safe access whilst also considering disabled entry. This was part of the design rationale to include a mansard roof to allow for apartments at this level without creating an overly dominant structure, compared to existing properties within the street scene. The scheme was given approval at committee level and the Conservation Officer commented on its design merits.
