Base Architects were approached to carry out a review of a design for a residential scheme which had failed to achieve it's target construction budget. We then redeveloped the design to ensure it was viable, and tendered the project to a number of Contractors for the construction phase of works. We were commissioned to undertake a full review of both the specification and detailed design elements to deliver a financially viable scheme that was within the available project budget. With careful consideration we were able to progress a scheme which incorporated a number of changes and alternative options, whilst ensuring that the scheme was deliverable on site. Following a successful Tender process we were then commissioned to carry out regular onsite inspections and to manage the contract administration stage of works up to completion of the project on site, ensuring all elements of the build phase were coordinated. Unique materials such as copper and hybrid timber and aluminium windows, along with large sections of curtain walling and solar shading were utilised within the build creating the ‘grand design’ aesthetic. Ground source heating along with PV panels were also installed not only to heat the property, but also provided an outstanding investment for our Client under the Renewable Heat Incentive scheme.
