New build construction of sixteen dwellings comprising of two private and fourteen affordable, (6 shared ownership and 8 for rent). The works also included for an extension to the public highway, site roads, footpaths, fencing, screen walling, parking areas, service connections and a SUDS scheme with attenuated surface water drainage discharging to a water course. The site is set on the edge of a settlement within the South Hams AONB. Ayres Haynes Architects were appointed by the contractor, post planning, to provide project architect technical design and production information. We were responsible for the discharge of the outstanding planning conditions, obtaining building regulation consent, preparation of the detailed design and co-ordination with the contractor, structural engineer, M&E sub-contractor design and energy assessor. In addition, technical assistance was provided throughout the construction period. The project was designed as a timber framed construction with concrete strip footings, beam and block ground floors and natural slate roof covering on truss rafters. The external fabric was finished in a variety of materials including rendered concrete blocks, natural stone, Cedral cladding and slate hanging. Quality factory finished timber doors and windows were used throughout the project. The detail design followed the principles of robust construction and detailing.
