The clients brief was to maximise the sites potential. We optimised the useable floor space with a 5 storey development achieving generous area schedules consisting of 33 flats and 2 commercial units. The surrounding buildings consist of domestic residential and commercial. The proposed scheme uses cues from the neighbouring context to inform the design process in terms of scale and size. For example, the 3rd floor is set back referencing the smaller domestic buildings opposite and the highest point is aligned with larger commercial buildings adjacent, resultantly for a large building the development sits snugly into the site. The two commercial units are accessed at the Ground and Lower Ground Floors via the north facade, thus retaining proximity and continuity to the high street. The use of light wells allows light to penetrate into the Lower Ground Floor Level, whilst a roof terrace, potential for private balconies and gardens create ample green space.
