Within a Conservation Area, New Build
The Lincolns is a high specification residential development scheme located in the heart of the city of London on Gray's Inn Road Set within the Bloomsbury Conservation Area it consists in the conversion of four buildings along Gray’s Inn Road. These buildings are a classic example of how simply built Victorian stock can be given a new lease of life and meet today’s need for sustainable living. The sustainability of the project not only comes from retaining and rebuilding the important frontage to Gray’s Inn Road but also through the use of traditional materials combined with integrated photovoltaic roof panels, high levels of thermal insulation, efficient heat recovery systems and a bio-diversity roof. The scheme is comprised of 16 high specification residential apartments set over four floors above ground floor, basement and retail units. The original Victorian façades have been retained providing high specification accommodation behind. One key element in achieving the project’s viability was to combine the four buildings into one development using a single stair core to give complete accessibility to the sixteen contemporary apartments. The mixture of one and two bedroom single and dual-aspect units also benefit from meeting current standards for space planning, energy use and acoustics all within the challenges of a constrained inner London location. The Lincolns achieved practical completion in September 2015.
