The development incorporates approximately 800 new homes, rehabilitation of over 1000 homes and a shopping centre. The project is a lead by consortium which includes a housing association, two contractors, two firms of architects, financing companies, and sales specialists. The project involves extensive consultation with the local community to create a sustainable development. Our approach to design is : Prepare consultation strategy. Design homes to provide good standards of daylight and sunlight. Create open spaces and play provision. Design proposals which are tenure neutral. All homes to comply with Lifetime Homes & Secured by Design standards. All homes to comply with Residents Charter. The proposed master plan shows new-build on Sites E, F, FS2m, FS3 & FS4. Ankur Architects was appointed as one of the two architectural practices to form part of a Development Framework to develop the master plan and design some of the individual blocks on Ocean Estate. Site F is located on Ben Jonson Road close to Mile end Station at East London. The site forms part of the master plan comprising of 240 residential units. The total residential units of the master plan includes 820 units and commercial spaces. All new homes irrespective of tenure comply with Lifetime Homes Standards and exceptional design qualities. The dwellings also meet Code 4 for Sustainable Homes and Wheelchair housing standards. New public realm has been created to strengthen the public space south of Ben Jonson Road. The scheme has been submitted for Planning application on Dec 2009 through Tower Hamlets.
