New Build, Within a Conservation Area
We were approached by a developer to unlock a site that had stood vacant for decades. Over the past decade attempts had been made to redevelop the site, creating a complex history of planning applications and refusals. After extensive exploration and negotiation with the neighbours we created a mix-use scheme that addressed both the neighbours£ concerns and Southwark£s Conservation Area restrictions. The site is a small urban street located in the heart of a busy and rapidly evolving pocket of land between Elephant & Castle and London Bridge. Using a stepped section at the lower levels, an entrance courtyard to house the services, and a set back roof volume we were able to mesh together the commercial and residential needs as well as the dense mix of apartment sizes. The schemes form and frontage respect and respond to its near neighbour, a historic grouping of terracotta and stuccoed Almshouses, breaking down its own mass into two parts, using red and white brickwork, as well as red stained zincwork for the roof volume.
