King’s Cross Central is one of Europe’s largest urban regeneration projects. The 60 acre site is bordered by the new Eurostar line from France and cut through by the Regent’s Canal. The Masterplan sets out a framework for incremental mixed-use development, embedded amongst the numerous nineteenth century listed buildings of James Cubitt’s Northern Goods Yard. It is a work of ‘urban repair’ which respects the dramatic character of the existing fabric and its surrounding neighbourhoods, while introducing a diverse mix of new uses which include five million sq ft of office space, two million sq ft of residential space and one million sq ft of retail. A network of public open spaces – streets, lanes, squares and parks – are held between flexible urban blocks and make connections beyond the site. The blocks are defined by a set of Parameters and Guidelines for future development, governing characteristics such as density, grain, scale and diversity as well as massing and uses. The character of the development changes distinctively from one end to the other. At the southern end, a transport node is formed around Station Square, held between the newly re-developed stations of King’s Cross and St Pancras. From here two major public spaces connect a cluster of office buildings to Granary Square  – the centrepiece of the Northern Goods Yards, transformed into a fifteen acre urban park running along the Canal. The northern area enjoys a diverse mix of uses, including the new Central St Martin’s School of Art, 2,000 apartments, some of which are located inside the re-erected listed gasholders overlooking St Pancras Lock, and a new HQ for Sainsbury’s.
