The site is included in Harrogate’s Draft Local Plan for housing allocation and located within a village Conservation Area on a former working farm site. We worked with Harrogate Borough Council and our client to establish a mutually agreeable development which satisfied Harrogate’s Affordable Homes policy and the client’s GDV target. We provided a full technical multi-disciplinary service including both Market Assessment and Viability Appraisals through our supply chain partners. Our proposals were a sympathetic development preserving the village’s fundamental character and appearance. Established relationships with North Yorkshire County Council’s directorates we were able to satisfy any infrastructure concerns raised by Harrogate Borough Council and stakeholders. Part of the successful solution was the retention and refurbishment of the existing barns for residential use This helped manage and reduce risk, as well as maximise the potential value and yield of the site to inform our planning application. We received full planning approval in 2019
