In response to the context of the site, the practice designed a building which steps down in scale and mass. The front larger block sits comfortably between a series of multi-storey residential buildings overlooking the seafront, whereas the Western side of the building terraces down in response to the scale of the adjacent Edwardian houses. The scheme comprises a series of luxury apartments topped by a highly glazed penthouse unit, set over a ground floor retail unit, along with associated landscaping and external garden spaces.
