Architect, Project Manager & Construction Manager for this unique update of an existing Edwardian Semi in Wimbledon Park. The house is over 100 years old and this retrofit should repurpose the house to last for another 100 years, incorporating the latest materials and technology available. The rationale for the project is to upgrade the building to as close to Passivhaus standards as possible. It is also designed with the likelihood that the UK will have a Mediterranean climate within 50 years. The ground floor plan is altered to improve the circulation and usability of the spaces, with minimal demolition of existing structures. A new kitchen / dining / family space is created with a skylit ground floor extension at the rear of the house, incorporating a skylit covered verandah to form a year-round outdoor living space. The roof over the new GF extension and verandah becomes a green roof with meadow-grass and flowers. A loft extension uses all available space of the plan footprint, to utilise the party wall. This incorporates a balcony with a large eaves to provide space for solar panels on the roof. All external walls are insulated, as is the floor and roof. New M&E systems are provided, including heat recovery ventilation. Water heating is via an air-source heat pump. Small gas boiler to provide backup and redundancy. Electric car charging and solar power battery storage are to be provided. Phase 1, incorporating a new street front garden wall and bin store, with new landscaping and a reconstructed front porch, is complete.
