Alteration to existing property, Brownfield site, New Build
The client is a developer who just purchased a suburban site with a three-storey housing with a rear garage building. The initial plan was to extend the existing housing upwards using the new Permitted Development right for upward extension of 4-8 units and also to utilise the rear garage site for a new housing of a few units. We had a pre-application advice meeting with the council and they pointed out that the PD right cannot be used as the existing housing did not qualify for the category although the planning consultant used by the client disputed this. We are currently revising the design for a full planning application. The number of units will be reduced to the total of 4-5 units.
